Palencia is a 1,500-acre themed and master planned
community adjacent to the intracoastal waterway north of St. Augustine. The community is characterized by a series of diverse villages arrayed around a centrally located village center. Specifically, the project is approved for more than 2,600 residential units and 900,000 square feet of office and retail space.

Of particular note is the design and permitting of the entry road to the development. This 1-mile long road provided the overall access to the development. A key feature of the design was to provide a roadway with necessary capacity, yet have it fit the aesthetics of the casual-living atmosphere of Palencia. This roadway also provides a major utility corridor to help serve the majority of the development.

The development consists of more than $42,000,000 in amenity features, which includes the golf course (designed by Arthur Hills) and clubhouse, a center, tennis courts, Intracoastal boardwalk, and Village Green. All properties overlooking a large preserve, water areas and/or the golf course.
